4 月 25 日,据德勤金融服务中心周四发布的一份报告显示,房地产代币化——曾经只是一项小众实验——可能很快会成为房地产融资、持有和交易的核心支柱。

该公司预测,到 2035 年,代币化房地产市场规模可能达到 4 万亿美元,复合年增长率将达到 27%,而目前的规模还不到 3000 亿美元。


报告指出,对房地产行业而言,资产代币化的吸引力在于其能自动执行并简化复杂金融协议——例如通过编程规则处理产权转移和资金流的链上房地产基金。德勤举例称,Kin Capital 旗下基于信托契约借贷的 1 亿美元房地产债务基金代币化平台 Chintai 正是典型范例。


该报告勾勒出房地产代币化的三重演进路径:私募房地产基金、证券化贷款所有权以及在建/未开发土地项目。根据预测,到 2035 年,代币化债务证券预计将以 2.39 万亿美元规模占据主导地位,私募基金可能贡献约 1 万亿美元,而土地开发资产规模或将达到 5000 亿美元左右。
